How Does It Work?

The U.S.formerly allowed depreciation of business real property in 15 years, but in 1993 depreciation changed to 39 years, almost three times as long! Cost Segregation was commercial real estate’s answer to excessive long term depreciation. Legalized in 1997, Cost Segregation is the reclassification of many building components to make them depreciable in five, seven or fifteen years. Without Cost Segregation, the entire building is depreciated over 39 years, but with Cost Segregation up to 50% of the cost is depreciated faster.

Why We are the Best Choice?

We use the engineering approach, which is the best method for Cost Segregation. We will shift up to half of your depreciation from 39 years to 15, 7, or 5-years. We deliver the state of the industry in every way, including greater efficiency than our competition. While many use engineers to do the site inspection, we use experienced appraisers to reduce costs with no compromise in quality. Then, our exhaustive plans analysis is done by individuals who were in the real estate development field and/or an engineer. Our process isolates building components; condition rates them, cost-analyses them and imputes soft costs. You get component valuation tables with the most thorough substantiation of basis in the business. Because we use the best methodology, our work yields the maximum tax reductions.   Our combination of efficiency and expert analysis delivers the greatest value in Quality Cost Segregation. We also offer a best-in-class results.
